As Hilltop Park got older, it slowly fell into disrepair. The Yankees were ready to move, and by the time the lease expired in 1912, the New York Institute for the Blind was not willing to renew it, because the land had become so valuable. They felt that greater profit could be made by building apartments on the land. However, the Giants, in debt to the Yankees because of their hospitality in sharing their stadium after the Polo Grounds burned down, allowed the Yankees to play in the Polo Grounds starting in the 1913 season.
